What Makes Maidstone Ground
Different To Work On
Weald clay on the south side of town
South of the river, towards Loose, Coxheath and the Weald, the ground turns to shrinkable clay that swells when wet and shrinks in a dry summer. It moves shallow foundations, it makes drainage slow, and it needs deeper digs and better-compacted sub-bases under driveways than lighter ground would. It is also the reason a high proportion of local subsidence enquiries come from this side of Maidstone.
Kentish ragstone and hard digging
Maidstone is built on and out of Kentish ragstone, and plenty of properties have rock, old ragstone footings or buried rubble within a spade's depth of the surface. That changes how a dig is priced and sometimes how a base is designed. It is far better found at the site visit than discovered halfway through the job.
Victorian terraces with no rear access
Around the town centre, Tonbridge Road and the streets off Boxley Road, the rear gardens are reached only through the house or a shared alley. That means barrowing spoil out and materials in, which takes longer and must be priced honestly rather than glossed over. It also rules out some machinery entirely.
Medway valley levels and surface water
The town sits in the Medway valley, so a lot of Maidstone gardens and drives are on a slope running towards the river. Getting the falls right matters more here than on flat ground: water that is not directed away ends up at the back door or in a neighbour's garden, and the lower-lying areas near the river already deal with enough surface water in a wet winter.

Second, forming a new vehicle crossover over the footway is work on the public highway and needs the council's permission through their own process. Shane holds the NRSWA street works qualification, and we will talk you through where the boundary of responsibility sits at the visit.
Patios, levels and sloping Maidstone gardens
Because the town sits on the valley sides, level gardens are the exception rather than the rule in much of Maidstone. Creating a usable terrace usually means cutting into the slope on one side and retaining on the other, with steps linking the levels. Retaining structures need proper foundations and drainage behind them so water pressure cannot build up in the retained ground. Falls are pulled away from the house and the finished surface kept clear of the damp-proof course, which is particularly important on the older terraces where ground levels have crept up over a century of relaid paths and added soil.
Bases, garden rooms and the home-working boom
Garden offices and garden rooms have become one of our steadiest jobs across Maidstone and the surrounding villages, driven by commuter households working from home part of the week. These bases are level-sensitive rather than heavy: suppliers build to millimetre dimensions and will not install onto a base that is out of square or short on one side. We take the manufacturer's base drawing, excavate and compact, lay and lap the damp-proof membrane, shutter dead level, reinforce and pour. Power and water ducting goes in before the pour so your electrician is not cutting a finished slab.
