What Makes Dartford Ground Different To Work On

Chalk, quarrying history and made ground

This corner of Kent is chalk country with a long history of quarrying, cement works and large-scale regeneration on former industrial land. That means highly variable ground, clean chalk in one street, deep made ground and buried material in the next. Chalk also softens badly once wet and trafficked, so formations need protecting during a dig rather than leaving open.

Severe parking pressure and crossover rules

Dartford households frequently run two or three vehicles, and on-street parking near the town is heavily contested. Front-garden conversions are constant, but forming a new vehicle crossover over the footway requires the council's permission through their own process, and surface water from the new drive cannot discharge onto the public highway.

Low-lying ground and surface water near the marshes

Towards Stone, Swanscombe and the Thames-side marsh edge the ground is low and flat, drainage runs are shallow and surface water does not disperse quickly. Falls and drainage on a drive or patio have to be planned realistically here, because there is often nowhere obvious for water to go.

Driveways that carry more than one car

Multi-car households are the norm here, and a drive built for a single light car in 1935 is not going to carry three modern vehicles without failing. Building it properly means digging out the old surface and whatever thin material sits under it, reducing to a depth that suits the traffic, compacting the sub-base in layers, setting edge restraints on concrete so the paving cannot creep, and finishing in a surface chosen for use rather than fashion. Block paving flexes and can be lifted and relaid in sections; resin gives a clean weed-resistant finish over a solid base; concrete and tarmac cover larger areas economically. Where a vehicle crossover is being created or widened, that is highway work requiring the council's permission, and it is the property owner's application to make.

Drainage where water has nowhere to go

On the lower ground towards Stone, Swanscombe and the Thames marshes, the water question dominates. Run-off from a new impermeable drive must be kept off the public highway, which usually means permeable construction with an open-graded sub-base so water passes through into the ground, or a linear channel drain taken to a suitable point inside the property. On flat sites a fall still has to be created, a few millimetres per metre across the surface, because water that cannot run will sit, and standing water at a threshold or against a wall is how damp problems begin. Where ground is soft or made, a geotextile membrane between subgrade and stone stops the two mixing over time.

Bases, garden rooms and garages

Concrete bases are steady work across Dartford's estates, where gardens are generally large enough for a garden room, workshop or sectional garage. Variable ground is the local complication: made ground and old fill need the dig taking deeper, membraning and compacting before anything is shuttered. We work to the building supplier's base drawing, because garden rooms and sectional garages arrive built to millimetre dimensions and installers will refuse a base that is out of square. A lapped damp-proof membrane goes under every slab, reinforcement is chosen for the load, heavier for a garage or a hot tub than for a summerhouse, and power and water ducting is run in before the pour.
